Usually it is a relationship of trust that you use the realtor as mucjh as necessary to locate properties until tjey fond what you need. If an agent helps you locate a property that you purchase, usually on MLS, they are paid by the seller. You as a buyer, pay nothing to the realtor.

If it is published on MLS, the broker gets paid. If you sell outside of MLS, it is all yours. You might need to find an agent friendly brokerage that pretty much charges flat fees on transactions.

I lived in Dallas about 18 years. There are some good & not so good areas of both Irving and Plano. Property managers are mostly focused on stable renters/low turnover/less collection issues. I would recommend using a realtor to look at rental properties for the past 6 months to get an accurate view - all based on MLS data.

Many Realtors make their living off commission only.  They will tend to go where they can make a living.

Other than the good suggestions so far, you could open up financing options more to incude as many options as possible. Owner fonancing can open the market to a whole other market segment.

1. LLC or no? Are there limits to the number of properties you can own under a corporation? YES

2. Rent or Flip? RENT - LONG TERM PROFIT/WEALTH, FLIP - SHORT TERM PROFIT

3. With some folks on here saying Houston can be tough to find properties at a good deal, do you suggest in state or out of state? STAY CLOSE TO HOME/AREAS YOU KNOW

4. Texas has huge property taxes from what I've seen other places. Any tips on that in the rental world and flipping world in regards to this? RENTS ARE GENERALLY RELATIVE/TAKE THAT INTO ACCOUNT.  FLIP - BUY LOW/SELL LOW & QUICK.

5. Should I go with cash for first property? Or should I get loans and go for 4 properties with down payments? LOANS - FOR THE LONG TERM.  USE OTHER PEOPLES MONEY IF POSSIBLE.

6. Profits. How much can I expect to pay towards income taxes?  REINVEST PROFIT AS MUCH AS POSSIBLE TO KEEP TAXES LOW.
