Thank you all for your responses, we have ran some numbers and have decided to put in a glass shower door and clean the garage floor like Drew Castleberry suggested. Thanks again everyone.  ;)

Ok we are now debating since we are running really close to our budget and due date to place house for sale, we don't know if we should install a glass shower door to show off the new tile shower that coat is $1100 or to Epoxy the ugly garage floor $750,( does anyone know of an inexpensive way to maybe clean garage floor it has a lot of paint and car oil stains? ) this is the tile shower (sorry it's sideways)  or should we just epoxy floor and get a nice shower curtain, we just don't know, any feed back will be appriciated thanks.

Oh deffenitly go for it, my husband and I do as much as we can on our own (luckily my husband has experience in some construction areas and his profession is installing AC units and air duct) But we both do a lot of work like demo, sheet rock, painting, installing the cabniets even the roof. But we leave tile work, granite, foundations, stucco ect. to the people that know it best. You will save a lot of money ") good luck.

Totally off subject but what camera do you use to take your pictures, the clarity is great, I want to buy one so I can have nice pictures of our investmens?

I've quoted you for the following reason, In REI wealth doesn't come with the first or second or even your 3rd investment,(well it also depends on how much $ means wealth to you) it takes time and a lot of hard work and patience. With our first real investment we only made $2k in profit after investing $100k. So I guess what I'm trying to say is that you really don't have to look out of state or else where, I don't know your area but I'm sure people live there and there are homes that need special attention, so just find a deal fix and flip you might come out making $5k, 10k or maybe $2k but you have know added to your capital then you continue till you have made enough capital to now find other properties in better areas.

I would definitely start with SF.

You are in a similar situation my husband I were 4 years ago, we also started with $100k fee and clear and have now increased our capital to where we now have more options either to build new homes or flip in a faster pace.
