I would compare with other rentals in the area, if what you have know will give you top dollar than I would leave the kitchen alone, but if not, than I would compete with the others rentals by investing money into the kitchen and bathrooms.

My daughter will be graduating from high school this year and wants to be like her mom and dad, real estate investors, she asked us for advise if she should go to college if so what classes should she sign up for or if she should go to a trade school. She wanted to know what classes we took, we looked at her with blank faces because we didn't even finish high school, but we don't want her to struggle as much as we have to get to the point where we are. We would like for her to go to college or take some courses to help her with her journey in real estate investing. Honestly we don't know what to tell her, like I said we didn't finish high school so we don't know what classes she should take in college for this kind of field. So I ask the BP community to help us out in this dilemma.

If you could go back in time what would you have done differently with the choices you made after graduating from high school and if you went to college what would you of majored in or what classes would you have taken that would of benefited you now as a real estate investor?

Flipping makes your money grow faster and can get you to the point where you pay cash for properties and owe no loans on future flips and on rentals.

We would use the $130K you mentioned and make it grow with flips, just like the snow ball effect. ;)

Hi we would build five custome 2400 Sq ft homes on 1 acre lots, by building 1 at a time, assuming you have the cash or construction loan to start the first one, once you sell the first one pay off the loan(if any) use the cashed out equity to start building your next house (the same size as the first one) but now you are using less of your own money or a smaller loan amount, build and sell your second house do the same process until you can now build with out using a loan (if any) the following houses you build would be free and clear from any loans. This way your money will grow quickly. I hope made sense ")

I love the color you used on the walls going up stairs, if you don't mind me asking what is the name of the color and brand?  That is the color I would like to use in our next flip?
