@Ric Mittleider We're seeing between 7-9.5% here in Ohio in the A-/B/C+ class areas. It dips down into that 6-7% range for A/A+ class.

@Alison M. Hey there! It really all depends on what your goals and needs are. If you're wanting something that's mostly a set-it-and-forget-it passive income approach, turnkey can definitely be a good way to achieve that. You have to do your due diligence on whatever company you decide to work with, though! You'll need to make sure they're intimately familiar with whatever area you're investing in with them, have great property management included as part of the package, and have been around long enough that they're not going to wither away and disappear at the first signs of a downturn economy. Of course, also make sure they do good rehabs and don't just put "lipstick on a pig." It can be pretty risky doing C-/D class turnkey properties.

There's several fantastic markets in the Midwest for turnkey investing, and your dollar buys a lot more there. When you talk to these companies, make sure you know what to expect for vacancy, maintenance, and any other expenses the property might incur. Don't be fooled by a high CAP rate that doesn't include these things.

That being said, a house is a house. If it's an investment property, don't get stuck in analysis paralysis. You're not going to be living in it. For rentals, you just need to find out if it's in a decent area, what the cashflow will be, and what the economy around it is like - is it diverse or is it dominated by only one industry?

The first one is always the most difficult. It's hard to make that leap :). As long as you find someone you can develop a relationship with and TRUST, though, it just gets easier from there, and before you know it, you have a whole portfolio injecting deposits into your account every month! Also feel free to go out and tour the area before you sign the dotted line. Most companies are more than happy to take you on a tour and show you the areas they invest in and what their properties look like.

@Courtnye Nicole Others have already mentioned Ohio, but I'll add my voice to theirs. Cincinnati and Dayton are great places to start! Get someone on the ground who knows the area really well so you don't end up buying something in a lower class neighborhood that will drive up vacancy/turnover/maintenance costs.
