Many of my clients bought their first investment homes, in Memphis, from a turnkey/flip company. The markup on these properties was tremendous. Therefore, they are married to those properties until the market shifts. 

On the other hand, properties these same investors bought through me. (A RE Broker NOT a flipper) They bought at a fair price and are realizing fantastic returns... no reason to ever sell. Our property management team takes care of everything and sends back the returns quarterly.

I live in Memphis and am a licensed RE Broker in TN & MS. Some people choose to move outside of the Memphis city limits to save on taxes or perhaps for a better school option, but most choose to do so for the ability to purchase more home for their $$$.

What are the pro's/con's of N. Miss versus investing in the Memphis area ? Pro's = great schools Con's = hard to deal with utility companies

Are there any unique market characteristics that make N. Miss a more desirable investment locale than the Memphis area?  less apartment in N. MS than in Memphis, TN

What's the rental demand in N. MIss.? High! due to a lack of apartment complexes.

Last year we were blessed to build 100+ brand new homes for investors, in the Memphis, TN area. The investors included: hedge funds, Australians, New Zealanders, and for some reason a lot of people from San Diego. Memphis, is a strong rental market and an abundance of cheap lots made it possible for the ROI to work. I am a Real Estate Broker with CrestCore Realty. CrestCore handles my investors property management needs. So living abroad isn't a problem.
