@Alvaro Leis:  What I meant by maintenance mark ups, is some companies may mark up maintenance by a certain % on top of the cost of the repair.  We always try to get the most competitive pricing by leveraging volume and our large network of vendors with no mark ups.  Invoices are accessible to review via the owners web portal at any time.  To answer your second question, we are located in the Cumming/Alpharetta area but manage properties all over Metro Atlanta.  We have properties as far west as Villa Rica.  Our vendors are strategically positioned to handle all areas of Metro ATL.  Also my Assistant Property Manager lives on the west side.

@Alvaro Leis, I am the Broker and Owner of a property management company in ATL.  Those rates are reasonable for this market.  We charge 1 month for leasing fee and 8% management.  That 8% management fee starts to tier down if rental rate exceeds $1,800/month.  Other than a tenant renewal fee there are no other fees to the landlord, including maintenance mark ups.  Happy to discuss in further detail at your convenience.

Hello Quan,  yes these fees are within reason.   Just be careful of hidden fees, up charges on maintenance and other miscellaneous charges.  We charge 3 simple fees:  (1) Leasing fee = 1 months rent (2) Management fee = 8% of rent collected.  (3) Renewal fee = $400, which of course includes a market analysis to assess rent increase opportunities, executing a new lease and a very detailed inspection with a formal report with tons of photos.  Most important is level of service, you should be sure your management company proactively manages your property.  Professional, responsive and transparent.  You want management to build a relationship with the tenant while at the same time ensure tenants are aware PM is watching and operating in your best interest.  Good luck and happy to connect to discuss further anytime.  We are in Atlanta as well.

I provide property management services for the residential sector in the North Atlanta Area.  I have had several inquiries on commercial property management services and thinking about expanding my services to include commercial. 

Any advice on the following would be a huge help:

 - Fee Structure (Residential structure is 1 month rent for leasing, 8% management and $300 renewal

 - Operational items that may be different from residential.

- Legal, risk management issues that may be different from residential.

I Could not find an existing business for sale.  For me, the benefit of the franchise route are the tools, processes and business support it provides, it is still up to me to effectively build my network and customer base.

I agree with your first point, makes sense. 

The reason I am thinking franchise is because my experience actually managing properties is minimal, all done while working a high demanding full time corporate job.  I am currently being paid via severance and once this expires I can not afford a long and slow ramp up.  In addition to my ramp up timing concerns, my goal is to manage a high volume of properties in order to earn the income desired.  That being said I feel the franchise route will enable me to support such a growth model without compromising customer service and quality.
