@Rick Pozos Thanks for the advice. I thinking going with your gut is the final call, after all the analytical work is all done.

Hi everyone i am from San Antonio, Texas. I am looking for a hard money lender that can fund my deals. I've done my due diligence on the scammer fees up they require up front and the skepticism on the crowdfunding ones. I can assure you that you and i hate to waste time and even more importantly money. I've broke it down to 2 HML. 1 being Sherman bridge based on the popularity and their criteria they offer. The other being Longhorn Investments, I picked this one because it is local. My partner and I have close to 30,000 to play around with or they put it "Have some skin in the game" not necessarily that we will use all of it but i need your help and experience with these hard money lenders. I reiterate that both you and i hate wasting time and money. Please inform me on your experience with these lenders. Thank you.

Hi Nicholas! I was a small time wholesaler in San Antonio for about 3 months. I did a couple of deals then I transitioned into the flipping side. Have you tried doing driving for dollars?

Wordpress is very easy and helpful. You can buy a domain and later when you want a more sophisticated site you can keep the same domain. I purchase my domain for $1.47 for the whole year. Check it out. aaiinvestments.com I haven't done much on it but it's a start.

Hello everyone, What an honor it is to be here in bigger pockets learning and putting it into action. I'm a real estate investor in San Antonio, Texas. At 19 I started wholesaling did that for about 2 months but now that I just turned 20 I want to start flipping houses. I am well aware of all my resources I have but I need advice on how I can get leads. I guess my question to you all is how do you get your leads? Do you buy from wholesalers, MLS, or is there another way?

I sent out my first direct mail marketing mail but I'm wondering if sending direct mail to owners that are in the city is ineffective. Any positive or negative experience by doing this?
