A family member of mine has been persistently suggesting I buy her house so that she can pack up and get away. Her husband passed last year and her kids are all grown and gone. The house is in the west suburbs of the Chicagoland area. I've checked out the comps, I grew up in the neighborhood, so I am familiar with the lay of the land. I'm going to wholesale this property. I've looked into the BP files and found the contract for assignment. Here's my roadblock: I have no clue what to ask my aunt. What are some key questions that need to be noted in order to get to the next step in finding a buyer? Is there anything besides the assignment contract that needs taking care of? I do not want to miss this opportunity with analysis paralysis.

I'm relocating to Chicago and I'm looking to invest in the Indianapolis area. I've got my eye on 3 sfr's and I'm looking for a GOOD contractor to do some estimates. Any recommendations?

I'm currently AD Navy and will be stationed in Great Lakes come February. It would be awesome to pick your brain for a bit as I am just starting out. Plus I have a broker friend of mine who shoots me potential deals not listed on the MLS. I'd be more than willing to share them with you as I have no clue what to do with them anyway. Is your market only restricted to the Chicagoland area? The deals I get are mostly here in San Diego, CA.
