Jumping in here. Whenever possible, you should try to use a conventional/conforming lender as they offer the best rates and terms if you can qualify. However, there are some scenarios where using a HML is beneficial and preferred, such as if you need a quick close or are looking to stabilize a distressed property using an entity. HMLs oftentimes have specialized programs to better suit those types of investments and help investors grow their portfolio by streamlining the process.
