@Bridget Diaz There are asset based loans on investment property. You will want to shop around those loan types can get expensive.

@Account Closed This is a sticky situation. Remind the tenet that this isn't grounds to break the lease, and that there is a process to get rid of people like the next door neighbor. comfort her and tell her the police will take care of it and if it needs to get civil urge her to take action. Remind her to follow up with the police about the incident and check with the department to see if your tenet can get on a patrol list. This maybe enough to comfort her. Hope that helps!

@Scott A Smith You could take a look at being a Loan Originator for an investment mortgage company. its a nice gig with a steady paycheck and its a 9 to 5 type job. It'll teach you everything you need to know about flipping and the mortgage process. 

You'll need to obtain the financial aid from in the income verification stages. This form will have how long that $5,500 is supposed to last. However even with the $2,000 it doesn't seem like she meets the qualifications. Even if the $5,500 is for 6 months she isn't pulling in the $3600.00. What you can do is add the parents as guarantors if your going to consider the transaction.

Just have it put into collections. THEY WILL PAY maybe not now or even in 10 years, but if they ever want to own a home or rent again they will have to take care of that debt. You may not get everything but you will get something back.
