@Craig Curelop if you've got creative ideas for Denver I'm all ears!

@Chris Fillingham what areas did you end up investing in for your first properties? I've been looking at a few in the Florissant area. We lived in the city for 6 years before moving to CO so I'm pretty familiar with St. Louis. Even if the metro east is a bit cheaper I'll probably avoid it, mainly because of my years living in IL have turned me off to their taxes and crooked politicians.

Hey all, new BP forum member here in Denver, CO. I'm a real estate investing total rookie doing research into a first deal. My current real estate gameplan is to long-distance BRRRR a property. This strategy appeals to me mainly because of the high cost of real estate in the Denver area. My hope is that doing a few deals in a lower cost market would allow me to learn and build a portfolio that would eventually allow me to invest more locally. My wife and I both grew up in the St. Louis, Missouri metro east area so I have been considering that as a market. I'd love to hear some thoughts on this and meet some forum members!

@Kevin Brown @Jeff White I recently saw this video on the BP Youtube and was wondering how viable the strategy would be in the Denver market. Many of the ranch homes in the Park Hill neighborhood are already flipped similarly with large finished basements with second living rooms. It would make sense to instead turn the basement into a rental unit for a house hack.
