Single-family residence wholesale investment in Indianapolis.

Purchase price: $9,000

Sale price: $60,000

I knew since a sophomore in college that real estate was what I wanted to do for the rest of my life but this deal confirmed it for me. I spent 4 hours at most on this deal and made twice the amount I made the previous year. Now that the property is sold, I wish I would have held onto it but on to the next deal!

What made you interested in investing in this type of deal?

I saw the potential in the deal, from actually walking the property and seeing all of the activity in the neighborhood, before any contract had been signed.

@Andrew Angerer they're definitely a different beast but some investors love them. At the right price and in the right location, any property could be a good buy.  Just don't be like me and not do your due diligence. One thing I learned from this deal is to know what I'm getting myself into & no problem.

@Andrew Angerer $7,000! I could've sold the property for more but was in a rush to sell before Marion County started to hit me with high nuisance charges. I have access to more properties like this so if you're interested in highly distressed properties in Indianapolis, shoot me a message.

I purchased this property as a senior in college for $2,000, not doing any due diligence and just excited to get into real estate. Had to pay property taxes for 2 years but I was luckily able to sell the property and walk away with a little profit.
