Not sure exactly where you are on Clover but check to see if this is in the flood plain. This whole area got taken out a couple years back. Flood insurance will cost you an arm and a leg.

The real question here is why are you replacing them? That building looks great! What is the ROI on the investment?

@Huso Akaratovic If this had happened while you owned the home, during renovation, what would you do?

I think it is quite unlikely that this was caused by the new owner and that this is just a bit of bad luck, good, you now have the opportunity to offer great customer service and wow their socks off. It is likely the volume of water that is the culprit. You likely didn't use near as much while you were working on the house as what a family uses while living there. Using all this water you would notice a clog that was not evident before. Edit/Clarification: I think the most likely scenario is that you are both right here. You didn't know about the collapse and the new owner didn't create it.

Bottom line: Get your guy out there to scope the line. If its collapsed, split your guys price with the homeowner. If it isn't, rout it out for free. You will have a customer ranting and raving for life about how everyone should buy your flips. I would get a testimonial video out of them for good measure! Also make sure you get a some sort of signed release before you start the work!

@Mark Urich Are we talking a mountain or a mole hill here? $500/yr or $500/mo? If the former, I would just have a polite conversation asking them to notify me when they want to recommend lower rents and we (both property manager and I) can use this as a lesson learned to  be better communicators and have a better contract. If the latter they are getting fired as soon as I can find a better manager. Losing out on $6k in a year is a big deal.

@John Warren I typically use the click lock for the warrantee and ease of install but man is it expensive compared to the stick down stuff. Plus I think its easier to remove a plank if needed with the stick down stuff so Ill check it out. Thanks!


@Niel Kluszczynski Thanks for the tip. I've heard quite a few people in town go to this place for flooring. A 12 mil wear layer is legit.

@JD Martin I did the same thing a couple years ago. Laid down Allure Ultra in a darker color, ran a light desk with rollers on it over the flooring and scratched it all up. Luckily I was able to get it touched up with a heat gun as it was only scratched on the top clear layer that goes over the color.

Similar to @Joel Owens but perhaps more to the point. What is your exit price point? I just sold a flip for 140k. We replaced the boards in the floor and went with a natural finish and ya they looked a bit different than the rest but still looked great. We sold it in 3 days. The other suggestion I have is to ask a couple wood flooring pros. In my experience they will tell you what they think they can fix, hide, etc and what they cant. The good ones dont want an angry customer after  the job is done and will tell you straight up what your best  bet is.

@Andre' Arceneaux Immediately call the city/county Building Department to confirm a permit was pulled on the job. Whether the contractor or not is bonded is meaningless if a permit was not pulled as the city/county will not pay out the contractor's bond money without a permit. This leaves you unnecessarily exposed to shoddy work and I believe gives you an out in the contract. Knowing whether or not a permit was pulled will give you leverage in stopping the job and/or switching contractors. Proceed as you see fit at that point.

The next thing you should do is read your contract. Is there an out at this stage? How are change orders handled?

I always get pictures of the stages of the roof progress so you know that they did the job right. In roofing it is exceedingly easy to hide shoddy work under a layer of nice looking new shingles. Things like ice and water shielding, chimney flashing, and headwall flashing are important and, in my experience, building inspectors don't get on the roof to check they are there. The onus is on you to validate these things and I have found getting images of the job in progress is a good way to be checking. Trust but verify.

Having said all this, do you really want to fire this contractor with the roof torn off? What if it rains? You might be best served using the strategies above and taking this as a lesson learned for the future.

Overall, I am concerned that this contractor does not have good attention to detail if they missed this in their quote so I would be on their case about proving the rest of the job is done right.

Not to rub salt in the wound but $9k for an 11 square roof is outrageous in my area. I just had a similar job (cedar shake, 2 asphalt, and redeck) done on a 21 square job for a similar price. The bottom line is that I recommend getting several quotes on any job you have done.

@Daniel Toy I have a house I am interested in that has been on Auction.com 5 times in the past couple months and never sold. I would like to get in touch with the seller and come to terms. Great question.
