LMDG Market Investment Strategy

LMDG targets assets within coastal cities in Los Angeles and Orange County. Key markets include coastal Long Beach, Santa Monica, West Hollywood, and strategic neighborhoods within Los Angeles, and Hollywood.

Whether the property is walking distance to the beach in Long Beach and Santa Monica, or a short walk to the Sunset Strip or The Grove in West Hollywood, our strategy does not change. The focus is always on intrinsic real estate value that translates into long term cash flow and immediate value enhancement.

In case you missed it, LMDG recently launched its third fund LMDG Fund III, LP ("Fund III"). Fund III will focus on Core/Core+ real estate assets at fair entry points with significant enhancement potential. LMDG will increase the yield of these assets over time which will result in increased value. Fund III targets assets within coastal cities in Los Angeles and Orange County. Key markets include coastal Long Beach, Santa Monica, West Hollywood, and strategic neighborhoods within Los Angeles, and Hollywood.

Fund III currently has two properties under contract and five additional properties in late-stage negotiations. This pipeline encompasses 86 units totaling $26.4M in properties.

To date, we have had excellent interest in Fund III from existing investors. We look forward to hearing from you soon.

Recently launched LMDG Fund III has entered into a contract to acquire another building.

The property is located in the prime Alamitos Beach area of Long Beach three blocks from Ocean Blvd and a short walk or bike ride from downtown and the East Village Arts District.

LMDG will improve all twelve units and increase rents by 50%+ over the next 6 - 9 months as tenants vacate the property and units are remodeled.

Post: LMDG Fund II Issues First Investor Distribution

Lujan/Merriman Development Group ("LMDG") is excited to announce the first investor distribution for LMDG Real Estate Value Fund II, LP ("Fund II"). 315 Cherry Ave was acquired in June 2018 and was completely renovated and stabilized with new tenants over the past year. Gross rental income for the project increased over 80% from the time of acquisition. The property was sold in July 2019 generating a project level IRR of 46% and an equity multiple of 1.43.  Additional distributions are expected for 2019. LMDG has also chosen to eliminate the 2% management fee for Fund II.

LMDG is proud to announce the launch of its third fund LMDG Fund III, LP. ("Fund III") Fund III will focus on intrinsic real estate value that translates into long term cash flow and immediate value enhancement. Fund III targets assets within coastal cities in Los Angeles and Orange County as well as strategic neighborhoods within Los Angeles, Hollywood, and West Hollywood.

The first property going into Fund III, a 10 unit building in Santa Monica, is currently in escrow and is expected to close during Q4 of 2019.
