I was looking to see if anybody had any good experience with this company. Seems like there are no reviews on Google and really none on BiggerPockets. I looking for a few honest opinions. All I see is bad reviews from better business bureau.

My partner and I are in process of obtaining large tract on deep water to build several new homes on deep water lots without any hoa or deed restrictions in punta gorda. Get w me in few months. Going to go fast we suspect. Just in process of get bank financing...

You Gotta make sure you can definitely get that rent that you stated. Every city has a small niche and each neighborhood carries different rental prices. Sometimes I call the management company and give them the address and ask them what they could get for my property that I own at this address. This way they can give you prices. I never tell him I’m not the owner. I’m not sure how good they would be to you otherwise. I do have a friend that does it so I could ask him to. Plus with this whole Covid it’s sometimes tough to get rent at all I’ve heard. I don’t have that problem currently.

I agree w Fl. It's not Cali prices. I just moved from VA. Beaches are good for several summer months. After that the rentals are selective to high end properties. I'm not self promoting as my direct location is not a popular beach destination. I've heard Other Gulf of Mexico states too. I'd like to hear from international investors

I used to be able to listen to podcast on my iPhone. I don't see the link anymore. Do I have to pro acct or something. I haven't listened in over 6 months bc I don't see link any more. It used to be a link below login. I love the info I learned while on the rd. Thx

Interesting that everyone thinks they live in the best place to invest.  Trust a comment from someone who doesnt benefit from the advice.

Wayne- a buyer needing 2% back on the table for a 3 yo listing shows willingness to work with an overpriced listing or shows a poor selling agent.    Has nothing to do with a buyer in my opinion.

Ive not seen a listing agent offer less than 2.5% to buyers agent.

As for forms- they are all over the internet and biggerpockets.  And if the sellers agent is getting to keep most of the commission, they can damn sure put in a few numbers on their computer in 3 minutes for they extra 5-6k they are making over the 3% that is traditionally expected.

It seems odd no one else has done this before.  Ive closed my last 2 deals working directly w the listing agent and both only took 4.5% of the commision in order to keep the bank happy as well as myself- both were bank reo so its a bit diff working w a private sell.
