Hi frank,

Im happy to say I’m close. I have most of my team in place and funding but every time I go look at a place an offer is already pending. A day late every time. Just connected with a few wholesalers in my area hopefully that helps. I’m in the Seattle market and it’s hot right now.

@Lynnette E. Thank you very good information yeah the plan is if I get it at the right price to tear everything down to the studs and do a fresh rebuild at that point I will be able to see all wiring and pipes.

I am considering making an offer on a big house that has had a fire in it recently it’s all boarded up so I can’t see how bad the damage is from the outside. I do see the huge hole in the roof which is normally from the fire department.

I am wondering what extra expenses I might expect or anything that a beginner flipper won’t think of.

I am in Washington state and not sure when the fire was so I’m sure there will be some mold and rot from the rain.

I am looking to buy my first fix and flip in the Seattle market but needing to network more to find some private money. Have a couple workshops this and next week I’m attending to help with my networking.

Looking to get into my first fix n flip and looking for some helpful insight on my next step. Basically investing? I don’t have the 10-20-30% most hard money lenders want for a down payment so that leaves me to private money. How do you start that conversation at meet ups? (Also does anyone know of any in the Seattle area?)
