I am not opposed to some of the regulation presented, but other parts I oppose. I would also like to see facts, not feelings from the city.

I believe it’s just more government control.

I am working directly with a seller, I am looking at bouncing my offer off someone who knows the local area. someone who could pull a CMA or comps. I am new to the area with the military.

I believe the IRA LLC looks like the best option to keep the fees low.

I was looking to self direct a Roth IRA, roughly 20k. After looking at some SD IRA fees (from directedira.com), I was concerned that I would be paying more in fees, pushing my return down to almost nothing if making 10% on an investment.

Who are you using for SD IRAs and are paying these fees worth it?

If this is for a place in PR, then you will have to use a lender that is based out of PR. the credit unions are pretty good, and its a good start. They may know of someone else if they are used to dealing with investors.

real estate lawyer real estate lawyer real estate lawyer. remember PR is a fricken mess when I comes to administrative stuff. I would not buy unless you have a clean bill of health. if not, you can be tied up for 10+ years in the legal system.

yes, you will have a hurricane rider to your policy. hurricanes are just part of living in FL. its like rolling dice.

I think you are either confused on the process or mixing the terms... If you have truly self-directed Solo 401k plan - you don't put it into IRA LLC. Each of these vehicles are separate from each other. You can have one or both of them. In your wife's case she might benefit from both: she needs Roth IRA LLC since her existing Roth IRA cannot be rolled over into Solo 401k, but in addition to that she could some valuable benefits from the Solo 401k.

thanks for the feedback. I was watching a video earlier and it looked like they had a multi member IRA/LLC that each of us could put our solo or SD under.

Rentals are generally passive activities. However, there is an exemption. It is called 7-Day Rule. The activity is not treated as a rental is the average customer use of the property is 7 days or less.

thanks again for the links. For tax purposes now, our BNBs are passive income, much like a long term rental. As long as we are not providing middle of the stay cleanings, food, etc... then we still remain on the passive side of things.

I was reading about a IRA LLC, which it seems like I could put my SD 401k and my wifes SOLO 401k into. This may be the solution I am looking for. any thoughts about that?
