On Airbnb, I can click "Trip Length", then click

"For reservations that include Fridays or Saturdays, guests must stay minimum 2 nights." I can then set what days I want there to be a minimum stay. So I want Fridays and Saturdays to be a 2-day stay minimum. the rest of the week I have it set to one day.

I still don't see it in VRBO. I see where I can set the prices for the day, week, month, and then also set a weekend price. I also see where I can set a minimum stay for seasonal or event pricing, but not just for the weekends separate from those features.

I am also interested in the features @John Underwood mentioned.

95% of my traffic comes from Airbnb. Although the VRBO traffic has picked up for the month of September. I get a lot of leads, but they don't book. I need to figure out why. I don't have that problem on Airbnb, everything is pretty straight forward, normally I get an instant book or someone asking for preapproval.

I have a deck and advertise that we have outdoor furniture, so in FL I provide a gas grill and utensils they can use for it.

The dollar store has grilling utensils. then I buy the grill on sale when needed.

I can set minimum stays on the weekends on Airbnb, but I was not able to find that same feature on VRBO. I has the option for seasonal settings or holidays.

how are you setting weekend stays to 2 days for the year on VRBO/Homeaway sites?

Great info Jerry. As I just found out from you, that anything over the base limit of 424k, I will have to put down 25% of the difference above that price.

Huge thanks to all the input here.

This is exactly the feedback I needed to figure out what direction to go. It looks like I will have to pass up the four unit, but I may be able to find something a little less expensive for no down payment.

Anyone getting automated messages through airbnb say to make sure you book through and communicate through airbnb? I deleted them, so I don't have the exact verbiage.

Everything is situational dependent. I have a 28in in my sitting area and one a little bigger in the master bedroom. I provide basic cable and that's it. Think about why your guests are staying there. Is your property set up as just a place to sleep, maybe a place to relax and stay indoors, maybe long term guests or an older crowd... then think about what they may want. Cable and a chrome cast or Apple TV may work for them.
