I will reread this thread later, I just read the first post. I would not take the tenant based off his comment that you cant reject him because of the dog. this just screams problems in the future. it comes off as entitled, and will be used against you in the future if he was a tenant.

Yes, we stayed in a VR in Rincon and loved it. I would not mind having one there as well.

good thread. I am two weeks into my vacation rental and I am also trying to automate the process.

one thing I learned is the electronic door lock schlage sense lock I purchased will only work with an apple TV while I am out of town. I found this out this week, while being gone and could not set a code for a guest.

I have also automated my cleaning staff by doing a checklist and training them what you expect and look for. this is a win-win, because you keep them working and they keep an eye out for your investment.

I still need a wifi thermostat.

so far so good. within 48 hrs of being on the market, I was full for the next 60 days. lets hope the good vibes continue.

Blair, thanks for the feedback on the listing. I have made those changes.

I Just turned one of my annual tenant properties and made it a VR.  One thing to consider is how long until you recoup your money for furnishing it. your expenses will also go up like mentioned above. now I am paying for an additional electric bill and cable bill.

It may be a silly question, but I listed a VR on VRBO, but on the homeaway owner app it shows I do not have an active listing, it also does not show the calendar blocked out.

Should I relist the same property on homeaway? or will it not matter because the homeaway search already pulls up the VRBO listing.

I have it listed on AirBnb as well. I listed and after 48 hours, I was able to book all the way out until July. not sure if I am lucky or there is really that much demand.
