I would look for a more sustainable flooring for the long term. Clean carpets for now, but wait until the unit is vacant before replacing flooring, otherwise you will have to do it twice.

An operating agreement should be in place. Most lenders will want to see it. Other than that, an LLC will work fine.

Most smaller investors will tie their rental to their personal home and auto.  These same companies will not insure a stand alone rental with out having your FL  based home and auto.

There are several commercial insurance programs that can do stand alone reantals and do not require the wind mitigation tests.  I'll PM you the info.

I have not  heard of tying my primary to my rentals. all my rentals are insured as a stand alone product. most are through Citizens, which is the state backed insurance program.

Rates in FL are not affordable, and most companys have pulled out of FL. It is a pain in the backside to find good companies for reasonable rates.

Yes a wind mitigation and 4-pt inspections for insurance purposes. Most will require it anyways to provide coverage. they run around $125 for the inspections.

why raise the money for M2M. if your tenant has not been a problem, pays on time, and takes care of your stuff, you still are out nothing. either way you know you have a vacancy/turn over coming. I have done a couple extensions to my leases that go M2M, but my tenants are great, so I never upcharge them. I never saw the point. its all about building those relationships.
