you get what you pay for in blinds. if you buy cheap blinds they end up breaking. 

I have used levelor at lowes with success. they are a little more, but they hold together well.

one tip about blinds, is to make sure they are cut to size and take off any excess at the bottom. This will help lighten the pull on the blinds and create less stress on the overall operation. When you have a 72in blind, it goes a long way.

When i get a new tenant, i also go through blind operation with the tenants. It sounds stupid, but it lets them know my expectations and my level of detail i put into it, so i expect the same from them. I rent to a better class of tenant, so they do take care of the property as it was their own.

The VA loan requires you to owner occupy. if you are going to buy another place to live, then it would be a good idea to free up your eligibility again. Find a mortgage broker and look to refi into a conventional loan. It would be no different than any other refi process.

Remember you cant use your VA to buy rentals. You can rent if you have to PCS, then buy in another location, but the VA will scrutinize if you are trying to buy for a rental. When you use your VA loan, you will sign a rider that says you will Owner occupy within a reasonable amount of time. usually less than 60 days.

with all that said, the VA will loan on multi family up to 4 units, so if you are going to use your VA, find a 4unit and use the VA loan with zero out of pocket.

Albert, you will want to look at similar properties in your area. then look at condition compared to each. you can also take an average of price per sqft for rent and get a ball park as well when comparing places.

location will also play a roll. a house a couple blocks over may be on the other side of a busy street and effect the rent value.

so look at craigslist, Zillow, rentometer, etc to get you in the ballpark. you can also call property management companies and get an assessment on what they think of your property. you may want to hire them and take the PM off your hands.

I ran the numbers in the calc, and turned up around $400 cash flow per month with an owner occ.

Its a great deal for someone who has full VA eligibility. They could live for free in SOHO and still cash flow. The beauty is that maintenance and CAPEX will be low if everything is new. moreover, your Cash on cash return is infinite if you don't put any money in the deal, so if you planned to put 20% (160k) you would buy another rental, fund someone elses deal, buy a note, etc... options are endless.

Devon, shoot me a pm with where this is at. I know of a few other 4plex in my area next to to the golf course that are sitting as a skeleton.

The VA only stipulation is that it is a Owner Occ. so you would have the occupy one of the 3 units.

I don't know it would cash flow after occupying it and zero down with a VA loan, but you would live close to free. Someone would have to run the numbers. I would use at least $200-230 for water. I am at $130 for Tampa water in my duplex in Palma ceria with two males occupying.

Yes sir. The VA will loan on up to a four unit building. In Tampa full eligibility for that would be 880k, with 0 down. You just have to owner occ one unit.

I thought about building my own 4unit, 2/2s.
