@Ronald Rohde this is in Pearland, Texas. We are looking for tenants. And we have a GC who is asking us questions on how we want to design/etc. Thats where I needed any advice or tips.

Hi All,

My father and I are working on our first commercial development; a 20,000 Sq. Ft retail center. I wanted to get advice and tips from developers and anyone with experience in this type of real estate investment. 

We've currently got the steel up but now we have to make a lot of decisions in the coming weeks/months and wanted to make sure we are doing things accurately. Any advice would be greatly appreciated!

Absolutely, do not assume the property is in good condition b/c it's new construction. Also during the time of the walk through you should call an inspector.

I would recommend 2 property managers in Houston. Todd Neal from Real Property Management or Jay Raman at Ashoka Lion. Both are good people.

What additional fields would you like? In the TREC Residential Lease contract refer to section 26 to add any additional provisions. Most agents will include satellite installation provisions (you do not want installation on the roof). 

As far as a recommendation on attorney you can reach out to Patten Law Firm, I've spoke to Ashley on a few occasions and HE provided great advice and was very honest.

Hi @Rokhaya Diagne welcome! I'm also from Houston and pretty much a newbie myself. I would recommend putting up a picture on BP. I've done the free course and attend most webinars, I recommend you do the same! I learn great information from them both. We can do this!!

Hi Everyone! 

I've actually been on BP since February but this is my first post! I've set up keywords, taken the free course, listened to some of the webinars/podcasts. Now all I need to do is buy a property! I've got 50% ownership in 1 home but want to do my own thing now. Biggest challenge to this point is understanding what a good deal is. More of a buy/hold mindset but I'm open minded. I'd love to meet you all in the Houston area soon, in the meantime what advice do you all have for a newbie?
