I would also ask the following:

(1) How long have you been in business?

(2) Do you have references that you can provide to me?

I would also check the public domain for Google reviews, etc.

Being a Baltimore resident myself, it is HOT in Baltimore in the summer. Having central A/C will definitely improve the marketability of the unit. Window units are a necessity, at the very least.

@Tyshawn Best, yes, you may find hard money lenders who can provide short-term financing and then you can refinance with them into a 30-year rental loan. This will likely require that the property be non owner-occupied.

It is my understanding that you would need to go through the Florida Division of Corporations to officially start a business there. Here is a link that provides additional information: https://dos.myflorida.com/sunb...

If you are no longer doing business in MN, then as far as I can tell, you won't need to file an annual renewal for the business. See here for additional information: https://www.sos.state.mn.us/bu...

Check the lender's Google reviews, ask for references, and check the Better Business Bureau if they claim BBB accreditation to see what their rating is. Ask if you will have a dedicated person to speak with if you have any questions. Ask them to disclose ALL fees up front. Ask them how quickly they can fund the deal. Ask how long they have been in business to make sure they have an established track record.

With any vendor that is recommended, you will want to do your own due diligence in terms of establishing a comfort level with their reputation. You should check their Google reviews and make sure that they are rock solid. If they have an accreditation from the Better Business Bureau, you should check to see what their rating is. You should find out how long they have been in business, and also ask for references. You should also ask what their typical turn time is.

@Eric Weldon-Schilling, I have not heard of a dog being rejected for being overly friendly, so hopefully you won't have an issue :-)
