How does hard money lending work? 

@Andrew Postell Thank You Mr. Andrew! I’m new to RE and also BP this info helps me a lot.

I’m Self Employed I just started. Can’t refinance my 1st property yet but I have another great deal. Banks won’t lend since a don’t have a 2yrs history. An investor I had got cold feet since it’s his first deal. Now I’ve heard of Asset based lending? Any info on that?? Or where can I find a Hard Money lender?

@John Warren when you you say using a Heloc is it getting it with a commercial lender or a regular lender?

I want to start my own company in order to create more money so I can pursue my real estate goal but what I’m afraid of is putting real estate on hold. I want to figure out how to do both. But banks need a 2yr history for self employed. Where do I find lenders that only focus on property value?

Bought my first home invested and increased the ARV. I want to use the brrrr method to use the money to buy another property but in order to do so I have to put off starting my construction company and work for someone because I have to have 2years of income history in order to be considered by the bank for a refinance and another mortgage. I don't know what to do in this situation.
