Hey Shiloh, I'm not disagreeing or agreeing with you but just simply asking for your opinion as well as anyone's else. I'm a 19yr old kid, have a work history of 3yrs, credit at 718, DTI ratio of 14% and love the idea of REI and I've read about it, listened to podcasts and try to educate myself about it as much as I can. So my question to what you said is, my plan is to house hack my first property and start my career of like that. I plan on using an FHA loan and currently saving 4-6k on a down payment so do you recommend still saving an additional 8-10k for repairs or just would you approach it differently as in my case you (Myself) would be living in the property as well.

Hello everyone! I'm new to the BP forums and semi new to REI (I've been reading and listening to podcast about it for about 8months now) I'm currently 19 and my goal is house hack my first property so I plan on getting a FHA loan to start my career of with and learn from there. I have talked to many banks around my area and just going over some stuff most banks guarantee me a loan (last time I checked my CS it was at 710) so now I just need enough for a down payment. To get the money faster for said down payment 4500-6000$ I've started investing in the stock market for about 2months now and so far have made about 30$ In return. I deposit money into said account every paycheck but I have heard that it is also just better to buy and hold in the stock market rather then making enough money and pulling everything out as I plan on doing so I just wanted to hear some of your guys opinion on said idea??

@Don Spafford I have already talked to a couple banks, gone through an overview of what I need and Every banks says I shouldn’t have a problem with getting approved for a loan. Some even encouraged me to apply for one and yes, I would just transfer workplace.

@Don Spafford how is the real estate market there? I live about 3 hours away but I am really considering starting my career investing there. I am 19 years old so my plan is to house hack. I’d be buying my first property Around June-July but am trying to decide on the location.
