I just have SFH rentals and all of the utilities including water and lawn care and snow removal are the reponsability of the tenant...so my OE ratio is somewhat less the 50%.

What the Bank is asking for a REO does not mean you will go and pay that amount. Do your numbers and offer what you think is worth to you. REO's are good for me because my offers don't offend a family/owner...it goes to Bank officials who only care about their numbers...no sentimental attachments... I never...ever pay asking price.

Ouch! A year ago I thought of becoming a lender in prosper.com...rates were interesting...good thing a didn't.

Does anyone here have investments in small towns? I mean 10,000 population or less. If so...would you recommend it?

You should be able to save for that amount. That is probably why you;re having a hard time getting a loan that small. In 3 months, you can have that money...NO LOANS NEEDED.

All of my properties were purchased with loans from a local (community) bank. It is trully a relationship based loan...I mean, once they know you and start trusting your investment decisions, it gets a lot easier...like Robert said...you can talk to the people that make the decisions. Good luck !

I'm working on re-setting some goals and was doing numbers to see how many properties do I need to be able to make the jump to full time.... and one question came up....On average how much true cash flow do you get per house/appartment? And I know it varies...but just an average...??

Did you document the times you've complained? You would need a log of the complaints and their responses. With that you might be able to use your contract to get you out of the lease earlier...I mean there are probably sanitary speculations in it? Maybe one of the lawyers here at BP can help.
