My fiance and I are fixing up our first rental property in Lindale. I'm originally from San Antonio so I'm trying to learn the market and get to network with other investors, contractors, and agents. It seems like it's hard to get a bunch of people to agree on one date and time so if y'all two would want to meet and discuss and maybe add people slowly down the line?

So my partner and I just bought a 4 bed 2 bath that is broken up into a 3 bed 1 bath (main house) and a mother-in-law suit that is a 1 bed 1 bath. We will be placing a long term tenant in the main house(3-1) and were plaining on putting the mother in law suit (1-1) on airbnb. Question is.... what is the best way to take care of utilities. All the utilities are connected as of right now. They already have two AC units but would we need two water heaters? The property is in Lindale TX (East Texas) how much would it cost splitting the utilities? We are trying to make it so the long term renters can pay their own utilities. If splitting the utilities end up being too expensive does anyone have some creative Ideas to incentives the renters to NOT run up the bills? Thanks again, Abram!

Hey guys so I'm wanting to go into my local tax office and try to learn about some leads for some off market deals. I know some areas give that out information out for free others it cost money to get these lists. I'm here in Texas. What questions exactly should I be asking for when I get in there? Thanks in advance for the help.
