Post: hold investment prop. in different companies to hedge risk?

I am just looking to expand my holdings to the point where this matters.

If you hold your investment properties in a company (LLC or whatever), do you hold all of them in the same company? or do you have multiple companies in order to not expose all of your portfolio to the risk of falling to a single lawsuit?

i know it is logistically less desirable, but is it a good idea?

any multiunit you pick up here for under 100K that has a multiple hundred dollar cashflow, you wouldnt ever want to visit.

but all in all, cleveland is moderately priced. we are immune to the rest of the country, low appreciation over time. never a bubble, never a bust. interest rates are the only thing that affect the housing market here, and not by much. cashflows are weak, but the houses are not expensive.

your typical 1950's bungalow 3 bed 1 bath, 1100sqft in a reasonable neighborhood is about 130ish.

curious, where in OH? I am fighting the good fight in Cleveland. I was just wondering where you were at, and if it was any easier that this city. The rent vs. buy is so close here, it is difficult to find something that flows, IMO.

but then again, I am still wet behind the ears.

1. i hate my current job w/out question. i work in manufacturing in an office, for family. i am trying to get a job in real estate development here in cleveland but have had no luck in even getting a bad job in the right industry. i have some RE experience, a finance degree, and a lot of ambition and discipline, but no luck.

2. i would invest full time if i could. i do not have the cash to do so, as i am 26 and just starting. but scraping everything and risking it all is what i am doing and where i am headed. i have my primary, a rental that just rented for the first time, and am working on getting a 4 unit that will return 8% net. I know this is paltry but it is all i can find/afford. the rent vs. buy here is too close, there seems to be no flow on anything i look at.

3. how much time? i spend all of my free time looking for property. all of it. i do not watch tv, play sports, or anything else.

doing it the hard way.

cleveland, ohio.

the job market here is stagnant. the rent vs buy tradeoff is extremely close. homes here are reasonably priced and there are many for rent. margins are very slim which is frustrating.

i have done this recently.

all i had to do was contact the title company that handled the purchase and sign a quit claim deed. $135. you can do it yourself but I didnt have 3 hours to spend at the county courthouse here.

lender doesnt care.

title insurance is fine.

homeowners insurance had to be switched to a commercial policy, but costs the same.
