HELOC can be good for this situation - then you can pay it down and use it again for other life events etc. We can help if you haven't already found a place.

I bought my first property in North Jersey at the peak of the 2006 market - came to the closing with no money and walked away with $10,000, still own the home to this day - and it's still possible do near this today - so, it can be done with $50K or less (doesn't mean you should do it that way...)  And having reserves or cash flow is key - will help you absorb any unforeseen situations. Agree - if you are not afraid of reno then the approach might be different.  Keep moving you can make it happen.

Yes, Aceland Mortgage is physically in Puerto Rico and we do Fannie / Freddie loans here as well as Florida, Texas, New Jersey, PA and CT. Specifically for PR we can help with certain DSCR situations with a 65% max LTV. Property must be habitable now - there is not a renovation product. Short term rental income can be considered with PROOF, ie airbnb's yearly income statement etc. -everything is on a case by case basis for underwriting.
