Post: Toilet Running/Leak Detector?

Just had a $5k water bill due to a running toilet in an apartment that brings in $520/mo. Tenant failed to inform me or the management company that the water has been flowing for months.

Has anyone used this or anything similar to stop debilitating water bills?  Alternatively I will have the management company read and submit water meter readings on a monthly basis.

Tenant admitted to having known about the water sound - do I have any recourse based on that?  Unfortunately there's no lease that we're aware of since we inherited this tenant.

Need surveillance on a recently purchased 12 unit.  I prefer to have high quality motion triggered recording that is used with a phone app.  Quotes have been very high, so I looked online and found this:

Small cameras that can last up to 2 years on batteries.

Has anyone used this before?

Binghamton water/sewer sent me a quarterly bill for $85,000 on a property that is worth $120k on a good day.  

Just weeks before re a different bill the rep told me "we don't make mistakes."

Thankfully it WAS a mistake.  Just thought I'd share.

This question is for anyone, but more specifically for people who own in Binghamton, NY.  Management company told me that new tenant who is receiving rent money from Catholic Charities, has been arrested, and that a squatter took his place.  When Binghamton police accompanied my manager to get him out, squatter claimed to have been living there with tenant for 5 weeks, which police sited as more than the stipulated 2 week period in which case a person (our case, a squatter) must be evicted legally.


Wondering if my fellow Binghamton investors can verify this to be true, or have any advice?

this is a lose lose situation.  as an investor, my returns will diminish.  and if tenants pay water, they will ask for a reduction or simply won't be able to afford the rent.

Hi,

Is cleaning of a building (common areas, trash removal) typically included in property management agreements?  Starting to propose my management services to larger buildings in Jersey City and want to know what is typical in that area, or any area for that matter.

I would think it depends on the signed lease.  Do you have a signed lease with this tenant?  In that case, even though he's handed the keys, he's still on the hook to pay rent, and since he said he will continue paying, try and find a replacement tenant ASAP just in case he doesn't.  And if he does...great; he's doing what he's supposed to under the lease, even though he never took possession.

Thanks @Gary Kline for your answer.  I had a feeling it was about $1,500 but I managed to find a place including required publication for $735 all in.  Hopefully I'm not missing something?
