@Mark Kurian, hows the market in Clifton? Where else would you suggestin North Jersey? I too am looking for my first investment and have investors lined up. Nothing crazy but enough for around 4+ units.

I've used Buildium for residential, and loved it then. Now..I'm using it to manage almost $200m worth of NYC office buildings. It's a very capable software and the best thing about it is they are constantly improving. Even for a small portfolio it gets the job done, and is there to "autopilot" your job. With oversight of course.

Need your valuable advise on starting a property management company in New Jersey. Where to begin? Where in NJ is this service needed most? How much capital will it require? Do I grow organically or through partnerships? What services of my own will I need, e.g. management software, email.

...or should I just invest in my own property and manage that and go from there?

I have solid experience managing office, retail, and residential (both higher end and low income) as well as some experience in acquisition, both in NJ and NYC.

Would love to hear your thoughts, please be as candid as possible.

Thanks Carlos. What are the different ways debt partners get paid? In increments until end of term (say 1 year) plus interest, or just get paid at the end of the loan term with interest?

In this specific project, there won't be money available to repay investors until refinancing of the property once property is fully occupied..

In the beginning stages of raising funds for a student housing development project, but am curious to know what are the different methods investors are paid. For instance, do they get paid at the end of the investment period in one lump sum plus interest? Or do they get paid on a monthly basis plus interest?

Granted, there isn't much info here but would love to hear your guys' thoughts.

Have experience in management and brokerage. Looking to invest commission monies for the first time, and it seems there is a great wealth of knowledge and advise here. Been visiting Biggerpockets for a while now but just recently registered. 

Don't know much about it, but Homepath has renewed my interest in investing.
