Does anyone know a good RE lawyer in DC in helping me to evict a tenant. The tenant is trying to get a lot of cash in order to get out of the property. I need a lawyer who has the experience to evict the tenant without my cash to him.
The tenant does not have a lease but he refuses to leave.

i am about to close on a property with WF. I put in my LLC name to buy the property but now WF told me that since I am using my PI fund, I cannot put the contract under my LLC. It has to be under my own name.
if that is the case, once closing, can I transfer the title from myself to my LLC.
is there any ratification that i have to worried.

For the property in VA, I want to use my HM lender fund to close the transaction. My HM lender is willing to lend the whole fund which is not a problem. But they will not do that until the deal is closed, which is standard. They have no problem giving me POF but this is not in my name. what are my option beside LOC and my own BS.
This is the first time i do REO. I usually work on Pre-foreclosures.

As the bank makes any changes to pof. I just finished bidding on a REO property by Well Fargo here in VA. The agent told me that the bank wants proof of funds with my name on it?
i used to use my HM lender for the letter but he told me that the bank will not accept this.
Any suggestions?

Joe,
I work in the DC Metro Area. For our area, if you are looking at 50%, it will not happen. Our economy in the area is tied to the federal government.
Anyhow, if you are looking for 70%, Ihave properties that i can do "assignment fee" to you.

FIle a court claim right away just to get paperwork in the courthouse. Then chat with a lawyer.
