I think you should work on and pay off any outstanding debt, due to the fact you have time on your loans. Once you repair your credit you should refinance into a mortgage loan or get a line of credit with a low interest rate and then use the line of credit to pay off your hard money loans.

Jon, I own several homes and a few multi-family 6-10 unit apartments. My primary focus is commercial real sales. I have several off the market buildings, if your interested.

Joel is correct. Here are some quick brief suggestions. Of course in goes more into detail, but this is the generals in my opinion

1.Every property needs to have a target market area you will sell to

2.Find out what are the absorption time for that type of property

3.Find out the average selling price for that asset type

4.And most important have a clear plan
