Client has annuity payments guaranteed by insurance companies paying out approximately 3.3+mm total over the next 20 years. I am helping her sell these notes. Thanks for the post Andrew. Most of these posts are written for broke people with no assets. It would be nice if there were a section of BP dedicated to the non-broke investors.  

Will lenders give money based upon the rental income from the property?

What if you have significant assets but no longer work a job and have no current income? How could a person in this situation refinance cash out after renovating and renting the property?

Subject property is located on W Oceanfront in Newport Beach, Ca. I purchased the property 90 days ago for 3.625mm all cash. There are no liens or loans against the property. Looking for 300k for improvements. After value should approximate 5mm conservatively. This is my 4th flip in Newport Beach in 2 years. I'd like to make monthly interest payments on amount outstanding with balloon at sale. Loan should be 1 year term with some flexibility for early payoff or extension for additional time to sell.
