Hello! I am new to wholesaling and I would greatly appreciate some recommendations for any wholesaler friendly title companies in the Milwaukee, WI area. Also, if anyone would care to share any tips for working with title companies, such as ways that I can help everything go as smooth as possible, I would appreciate it as well!

Hey everyone, 

I purchased a duplex using an FHA loan and as with FHA loans I am required to occupy one of the units for a year. I am wondering if, while living there, I can rent out the spare bedrooms from the unit I am occupying? I want to maximize my cash flow for that first year and if I have the space available to me then why not. It could potentially allow me to rent out an additional 3 bedrooms if its allowed so any help would be appreciated. Just trying not to break the law while still realizing a nice profit.

We are going to be speaking with the owner of a 10 unit complex we are looking to purchase. This will be my first experience with commercial real estate. What documents will I need to get from the owner so I have all the information needed to analyze the deal properly? Any other helpful tips would be appreciated.

@David Butler yes we are looking into the buy and hold strategy, more specifically we want to BRRRR a few properties in Milwaukee. I really want to do as much of the work myself because I want to learn what It takes to actually rehab a house. I figure that real world experience would help me better estimate rehab costs and the time investment that comes with them, plus I love working with my hands and learning new trade skills. We were going to hard money to fund our BRRRRs but we weren't able to meet the proof of funds requirement so we are looking into other options. Most likely we are going to house hack a small MFH and use FHA to finance it. My fiance and I both make decent money at our W2s, have very little expenses, and are excellent savers so we plan on being able to afford another MFH late 2021 early 2022.

@Cassidy Burns hello Cassidy. I would love for my fiance and I to purchase our first three small multifamily homes. We are planning on moving to Houston in 2023 and want to build up some passive income up here in milwaukee to aid us in the move, our wedding the week before the move, her grad school the year after we move, and of course our mortgage.

Big goals for us and best of luck to everyone else with their goals.
