I have talked with DCGI and Eric and woah the city changes and the hurricane have put some delays into the works.  For those who have not been in new construction anything... I can tell you that being around new construction the past 12 years, I would say 1/4 of the projects we have been apart from residential to commercial will experience delays to MFGs out of stock, HOAs changing their specs, Cities changing their specs, Weather 2-3Xs budgeted rain delays, Subcontractor injuries and death.....Then Hurricane Harvey in Houston are.....WOAH  major delays...I have seen it.

@Alicia Arizpe It depends on the property.   There are all sorts of variables, but it comes down to you not BSing yourself and if wholesaling leave some margin for your buyers.  

When doing the math, do not base your #s on Top of market value, back it down 10-15%, do your #s still work?

Do not be like many wholesalers and have no idea of repair cost, there are tools on this forum to help calculate, also make some GC friends.

Think as the buyer/ investor, what would you need to make on the rent or the flip to make sense?

Some may say this is conservative and just Go for the Big Money Always!  But when you find an Awesome Deal the money and offers will come above what you are asking.

@Forester Tesche I am a Sign Shop owner and a "Debt Jockey"  has your friend may have options.  I fully understand as being self employed I was pushed away from many lenders who did not want to work or did not have loan programs for self employed.  

Besides direct lending we also have some fantastic broker relationships with business lenders.  Have your buddy reach out to me and let me see how we can help him achieve his goals.  

I will raise my hand, I do lending in CA. You will be paying Interest and Principal.  I can take a look at your situation if you like.

1st, it is all their money and there is no debt provider.  If we are providing debt they are always 2nd

@Rhondalette W. for me and many clients you need to make money, and 8% is bare min as there are always something that happens out of our control.

@Connor Johnson You might want to share this info... Typically if you pay off all the back taxes, it is yours with a 2 year right of redemption period.  Can you get this in pre forclosure?? Why wait till auction?
