@Dustin Summers This is outside traditional and traditional pvt lending standards.  I also broker for pvt companies and pvt individuals 140+ ( but many are redundant)

So what you are proposing is that the PVT $ Man is now 100% owner and you are the Bird Dog/ Deal Finder and you need to charge a commission for finding the deal.    

But walk with me for a minute...

You can combing Private Equity PE in Non Owner Occupied deals up to 80%. Example: You obtain a loan of 60% Loan to Value, and your PR comes in with 20%, now you are at 80% LTV. Typically this will cost you 16% Interest. If the property supports a PR position. I only broker PE $500K-5M

I do have a PVT lender who allows the seller to carry a note. However loan min is $250K and MSA is 50K +  - Can't use this option either.

Many Non QM lenders have Min loans now 200K + not many 30yr lenders messing with less than 150K now.   We are able to do 75K loans but that is special deal with our CEO as we have lots of Veterans and it will be a primary residence.  But for Investment properties $100K min.is the normal.

So here is how you structure the deal: JV partnership, give me the LLC Operating agreement with you and your partner, and yall figure out how the $ is divided. Both are on the loan. Done end of story!

@Dustin TaylorI am in the industry, also have my fingers in Real Estate, had a few homes, flipped some commercial property, I even made a development play last year (failed, but I will be back) also a small business owner ( sign company est. 1976, took it over in 2012)  I also support the Active Duty Passive Income group, they teach Military and families how to invest.

You can make me and @Andrew Postell fight over it, He is probably 5-10X more experienced than me he posts here too. Good dude I got to attend his classes at the Veterans in Real Estate event in Dallas last 2 years.

Check with your local municipality (there maybe an outlier ) but most counties you can Pay in FULL by 10am the prior day to auction and the property is saved from going to auction.  

 Tip: Go talk to your title company they will gladly give you the paperwork to take control of the property.

@Amy Konopka Not 100% sure why you are getting jerked around.  This is why we have many wholesale relationships.  Not all lenders like the same asset classes or regions.

I would like to take a look and see if we can fund your deal.  

If we can not fund, it will because mismatch of APV to PP and Rent, not because of how you combed your hair today.

@Danielle Lynch Cap Rate is great for you and your investors to understand the cost/value of the property.  Areas will have an AVG cap rate.  But if you focus on a area cap rate you can miss deals.  

Not all sellers are looking to squeeze every penny out of the new owners.

@Christina A. I am licensed in FL and the issue for the 20% DP is 1 yr of self employment.  We have many wholesale relationships and I do not think you are getting a bad offer.  That is where rates are now.
