No problem, you may find somewhere that will let you do licensed lending part time.  I know some LOs who used to do a 50/50 split as they find the deal but do not process the loan.   And it all comes down to your network and sales skills (huge variable)  

Timing all the programs like Calfa and others just drip dry in about 1-2 weeks each time they have $$.  Good luck!  Trust me I was trying

@Dylan Gilbert I love new construction.

If you are going to live in it is easy to finance.  The new construction market is under preforming and not many options for newbies, I have 2 lenders that will, but 30+ who will lend if you have experience. 

Value is created from providing a product or service, so BUILD!

I also support the Active Duty Passive Income group as one of their in house lenders, they teach military and families REI.

You will need to get pre approved, then find builder, register the builder, don't forget to find out if you can build per city ordinance, your builder will be able to assist.

No. FHA Loan is in your name, Insurance protects you and not being a slumlord and fixing safety issues. No need to overly think you are going to be a lawsuit magnet. Got a lender?

Every llc loan we have done there always needs to be a breakdown of Equity%, the rest does not matter.   10% or less ownership can be omitted from credit check. Anyone with 20%+ FICO is pulled.

Are you needing a lender who can do a "HELOC" on investment properties? We have 2 wholesale lenders who can. Or at least did 2 months ago. It has been fun this past 2 years with rapid changes in products.

@Megan Lewis , I do SPEC home loans, Home owner and investor construction loans.  The Construction loan market right now is under preforming, getting financing for someone with Zero construction investing is tough right now.

I have 30+ lender who can lend with 2+ homes built in 3 years but only 2 with No experience. 

660+ FICOs, 9months reserves, with 5% contingency. LTV 65% max for Newbies

Let me ask you, who is going to qualify for the new build loan???

You CAN be the salesman for the builder on the payroll and do not have to be a realtor.

Kevin,  I tried working my sign company and lending, it is a lot.  I manage my sign company and do lending full time.  If you are doing 1-2 loans per month it can be part time.  I have tried to bring in brokers in the past for non owner occupied/ investment and commercial lending but nobody would ever finish the home work.  Ya 15 folks said they wanted to till I put a 400page book in front of them and told them to summarize it and then I will bring you on to the next step.
