Experience is the number one factor in property management. Books and classes cannot teach you the everyday workings of a PM. Getting your license will help with following the laws. I would recommend getting a PM job and getting your license simultaneously.

All of this depends on your location, Hawaii vs Donkeybutt, ND. I am not a fan of fiberglass products. Although, they are cheap and easy to install, there is a much higher failure rate which can lead to a lot more expense in the future. When dealing with water, leaks, and mold, it is best to go with a higher grade product, like tile. As for the paint, it sounds like you have very reasonable quotes.

Our first comment in these cases is "Please ensure that you file a claim with the company that you have your renter's insurance policy with because these types of losses are the responsibility of the tenant".

The hardest and most important part is having contacts to put into the CRM. It takes years to get enough leads to become sustainable. All of the other stuff is not important - which CRM is better, entering contacts in, using it properly... The top three most important pieces to being a successful Agent = Leads, leads, leads

It sounds like you may only have a small amount of experience with this. Over the years we have gone through a LOT of evictions, 100+. We find that the majority of wear and tear was done well before the eviction was started and that the largest concern is the items that have to be removed.

Anytime a PM tells you to find a new PM, find a new PM. Their frustration level with you is no longer manageable.

Put processes in place and follow those processes. Ie Late fees, 3 or 7 day notices, when to start evictions. Lots of tenants are angry at the world and try to pass blame instead of excepting responsibility. Keep conversations factual and do not allow tenants to manipulate you by yelling, holding their breath, and stomping their feet.

Its a no brainer... go with the annual renter. Less turnover, wear and tear, and more money in your pocket.

Oh how times have changed... This thread is completely upside down now. Stick with Cape Coral and avoid North Port for a couple of years.

Managing contractors is difficult, even in the best of times. Doing it from a far is even more difficult. You have to ask for updates throughout the process, with photo or video proof. Always protect yourself by providing as little of a down payment as possible. We always shoot for $0 down and will never go higher than 25%.
