Post: Getting Accurate Room Rental Comps

I am looking at buying a house in Charlotte and trying to find one that will be good to house hack. Where can I get good comps? I am looking at Craigslist and seeing roughly 550 - 650 / room, and 700 in some neighborhoods. Is this what people are getting currently? If so, what are vacancy rates looking like? Are you having trouble getting qualified renters at these rates?

I recently moved to Fort Mill and am looking to buy a lot and a used, hopefully cheap, mobile home to put on it. What is the best way to determine if zoning will allow it? What else might prevent me from doing it?
