Having some issues purchasing a property on the residential side. 50 acres with three properties on it. Two need to be demolished and one is in decent shape. Planning on moving into the small house as a primary residence. It is not meeting Fannie/Freddie guide lines and having issues finding a lender. Anyone have any guidance? Great credit, plenty of cash for down payment, great financials!

Give Kate Daye a call from ERA or Call @Marc Winter at Landmark Property Management. They will get you started with properties. But if you are looking at buying several buildings at once, shoot me a message. I have 20 multi-family buildings offered for private sale. We could break them up into a few packages, but I would still consider them larger packages.

Thanks @Dan Gamache for reaching out. This refinance would not be Fannie compatible. It needs to be commercial and not report on my personal credit report. But the HOA is very stabilized. It's been around for over 25 years. Reserves are strong and owner occupied is majority. Not too many investment properties.

Just broke into the SW Florida market. Now that I own a condo and completed some renovations, looking to refinance a high interest note. Lease in place, ownership for over one year, and large portfolio in Pennsylvania. Any recommendations on bankers that can close a loan quickly? All help is appreciated.

Audrey, unfortunately not. Scranton is way behind the times. The entire office is ran off Microsoft Excel. You will need to call up that office and ask for Kelly. %70-348-4193. Give her the address and tax map number. She will let you know. Hope this helps.

Absolutely, it’s a very simple way to cut back on bills and keep the hallways light up. I use 360 degree led motions and I bypass the switch so there is power going to them all the time.

@Rodney Montalvo, give me a call anytime. Just message me. I’ve done it all for the past 17 years. I’ve gutted out over 25 condemned buildings. And I’ve won two class action lawsuits against the City so I’m not well liked at City Hall. Scranton is a rough place to operate but if you learn the rules you can do well here. It looks like @Thomas C Veatch has really come a long way in a short period of time, I never recommend people to start out with condemned properties in Scranton, it’s a rigorous process. It makes sense to buy your first one or two properties that are stabilized and need minimum repairs. As you get acquainted with the rules and regulations, then it makes sense to slowly level up on your investments. But I have seen a lot of out of towners Get burned in Scranton quickly.
