@Andrew Postell I just became aware of the 100 mile rule. Do you know of any calculators I can use that would factor in both types of DTI and use qualifying income from prospective SMF? I seem to have hit a roadblock for my next househack.

Hi everyone,

I'm looking to become a first time buyer on a duplex and looking for advice/ recommendations for other professional advice. In this example, both sides are month-to-month. One has not been able to pay rent due to the pandemic and the other is a long time renter and significantly under market value. With a 30 day notice in place for current lease and upcoming provision changes in the CARES act, are there other things I need to look into?
