@Tim Healy have you looked into Active Duty Passive Income? Might be a great platform for you to learn how to invest with a VA loan. Im happy to connect and answer any questions that I can help with related to multifamily investing, but I don't know anything specifically about VA loans.

I've found podcasts to be the best resource for learning. Specifically, check out Brian Briscoe's Diary of an Apartment Investor podcast. Jake and Gino also have a really short and simple yet informative book called Wheelbarrow Profits that is also a good way to begin the education process.

If you have any multifamily meetups in the area, attending those and just having conversations with experienced investors could be a great way to accelerate the process as well.

@Aaron White - I agree with all the people that have already suggested making relationships with small local banks and credit unions. One thing to consider though, is a lot of those small banks won't lend to you unless you live in the same state as the property. If you are investing out of state, you may have to bring in a loan broker or talk to larger regional banks that have a track record and strong appetite for the product you are acquiring.

@Marco Morkous check out the Adventures in CRE website. They have a variety of underwriting models that you can download for free. I use their value-add multifamily model myself.

@Devyn Grillo I think that's a great plan of attack, though it may difficult to generate that $10k/month with that first $1m property alone, unless it's a big value add play. Just using rough numbers...Let's say you found a great deal on a property at a 7% cap. So, for a $1m property, the NOI would be around $70k annually or $5,833/month. The debt service would probably be around $4,500/month, leaving you with about $1,333/month of free cash flow.

@Bob Smith there are a lot of syndicators out there these days. Make sure you take your time and get to know the team and make sure the business plan makes sense.
