Welcome to Bigger Pockets @Dan Forbes! I'm glad to hear you are working on your first deal. What type of properties are you interested in?

Great information and very inspiring!

@Natalie Schanne and @Blake Berry thank you both for the information. I will consider both of those options.

I came across a SFH that fits my metrics as far as buy and hold. The shop that is on the property is at least a 20x50 shop (this is a BIG shop) and the roof has shingles and wood siding. It appears to be in good shape, but my concern is will this be a maintenance issue/concern later down the road?

I see it like this, everything is a learning experience.....as long as you learn from it!

Try to find ways to get out and put yourself back on the right track. Don't ponder on what has happened, ponder on what you can do to get out and to move forward!!

Ok, so I just read your post a few posts before this one. So disregard the book reading part. :)

@Branden Sewell I highly suggest you read some books on real estate. No offense, but I fear you will make many BIG mistakes because of lack of educating yourself. Go to biggerpockets.com/books and pick any of those books, especially the book on rentals by Brandon Turner. These can be extremely valuable. Then as you progress you can use bigger pockets to bounce questions off of what the books don't answer for you. I am a beginner investor myself, but I have been reading many books, averaging about 1 book per week. The more you educate yourself, the more confident you will be. Trust me, all of this was soooo foreign to me at first, but after doing my own research and asking questions on bigger pockets I am very confident in my direction, numbers, market, and how I plan on executing my plan.
