Does anyone invest in class c properties? It seems to be all I see hit the market in my area. Can you share the pros and cons? What’s expected expenses with these?

Thanks, John. It’s about a mile from an area gentrifying with lots of shops and restaurants. I think if I price the rehab into my offer I can slowly rehab units and improve the caliber of renters. Any thoughts about that approach?

Evening BP’ers, Does anyone have any experience with c class multi units? I found an 18 unit in an area starting to gentrify. Is it fair to assume 25% of gross rents should be set aside for expenses and cap ex? Maybe more? Thanks in advance

Thanks! Honestly my main goal is to find the lowest fee possible because I’m only looking to accomplish 2 things 1.) access to MLS and be able to quickly modify my searches And 2) be able to forego my commission on properties when I make an offer to make my offer more competitive

Thank you. I went to the courthouse auction a few weeks back to see how the process works. I noticed the property I went there to see didn’t go to auction so I’m understanding what you mean to look at many properties. I’m focusing on 2nd tier markets in hopes to have a fighting chance against the big guys. If there is any specific steps/training/experts to talk to that you can recommend if greatly appreciate your guidance.
