To me doesn't matter if you're in state or out of state if you are not familiar with scope of work. You may always ask contractor to do video reports of milestones. There are many ways to make remote rehab effective.

I was asked for this and proposed few rents smaller but all remaining balance to be paid till end of the year.

@Spencer Gray let me clarify: this MF is mixed use, where 25% of units are retail, rest are residential. We want to convert vacant retails (few are occupied) into residential for one reason - to get better return. Unless we will figure out how effectively we can use retails getting them rented asap...
