My best performing property is a medium-term-dog-friendly-furnished-renal. Vacancy is almost non-existent, I get about 70% above market rent. I've always been a big fan of dog owners as tenants, a responsible dog owner is generally a responsible tenant.

From what I understand, he rents apartments and lists them on Airbnb. This is not rocket science, anyone with an ounce of common sense can furnish an apartment, take pictures, and list. What is he charging?

@Ben Scott - thanks for sharing! Maybe you already know this, but here's a tip... set your minimum stay at 28 nights. If you're close to a medical center there's a good chance you'll get traveling medical staff, students, and other contract workers. They are the BEST tenants by far, very low maintenance and generally have decent housing stipends. Good luck!

@Leonid Sapronov - save yourself some time and just call the city. I've spent hours looking over building codes and reaching out to contractors, only to have a 10 minute call to the city answer all my questions. In my market ADUs can be separate buildings (apartment above garage) and non-conforming duplexes. Make sure the city allows a non-occupant to license both units.

A good Realtor should do their homework, assuming it's not a last-minute showing request. We typically help our clients through the analytics, and if your agent works with investors they will do the same. Take notes and pictures, this will help if you're getting bids during the inspection period. Wear whatever you want, you don't have to impress your agent.
