@Carrie A. are there other mobile home sales in the area? Seek out an agent for help. If its in a park then there should be other sales and you can talk to the park manager for help.

@Jack B. treat this like a business Jack. I would not give anything but a quality product and keep your promise as per the lease as they should keep their promise and pay the rent and adhere to the lease terms and conditions. You will find that tenants in general will take advantage of you. The more you give the more they will take. Be fair and firm. Would your mortgage company give you a few days of no interest?

@Kadeem Howell On the surface the deal sounds awesome. Almost too good to be true. I have to assume it needs a boat load of work because the numbers work very well. Make sure the tenants are paying their rent. You can get whats called an estoppel certificate that the tenants and the owner sign stating they are current in their rents. Look closely at the repairs needed and factor them into your equation. The roof, windows, furnaces, etc.. may all be on their way out so its not a good investment if in the next two years you have to spend $30000. also if the units are in really bad shape if the tenant moves you are looking at an entire rehab of the unit which can cost 10k to 25k depending on the quality, size and what needs done in the unit

@Rung T. I sell a lot of properties in my market to out of state and country investors. You can find turnkey in any school district. That's not the issue. The ROI will be different. In a great school district you may get an initial lower ROI but in the long run it may be higher when you sell the property because it is usually a safer bet and the appreciation will most likely be strong. If you buy in a not so good school district your initial ROI may be higher but in the back end when you sell you may not see the high appreciation. Hopefully this helps answer your question. Go with your gut. Sometimes the money isn't what you are after at first. A good mentor is worth a lot more than a better commission split.

@Carmen Sognonvi If you are serious and this is your dream then try going about it this way.

1. 1 year goal

2. 5 year goal

3. 10 year goal and so on.

Be conservative and realistic but also dream big. @Kelcy Smith has a valid point. its not rocket science. Thats a start. It sounds like you are at a level where you dont even know what you dont know. You are very wet behind the ears. Educate yourself and get some experience and then over time your goals will be reevaluated and you will change or adjust them. for now Pen paper and calculator. For now dream a little and write it down
