Brandon Turnerhey , i feel your pain on the subject.. but mostly I have encountered good tenants in the "winter freeze", so I have been willing to make the concessions needed to get the in. I think it is easy to distinguish the "must moves" from the ' I want to move' tenants based on income verification and leasing information (where are they at with their current lease). If they are desperate for relocation, I will hold off because it is more of a hassle in the log term, but if they legit want to move, I may make more repairs/upgrades for them.

I hope this helps because I rather loose 3 months of rent to keep it vacant than get someone in and evict them down the road

as everyone has said, the winter is the slowest time of the year. When I advise the owners of the situation, I usually advise them of 2 things... 1) lower the rent to get a tenant is... I base my lowering on 2 months rents (i.e if rent is 700/mo, i will as them to lower the rent ~116 or so.. or I advise them to shelf it to the spring time. They winterize the property and we soft sell it the whole winter, but gear towards the spring rental season

Usually they will reduce the rent by 50 or 75 and still make money on the property and we'll get a quality tenant. At the end of the lease term, we can always raise it the 50 bucks we lost before.

thanks Jon Klaus , my goal is to start slow. I made a lot of mistakes dealing with my college years, so ultimately I think I will focus on the lower rents of the area until I build my portfolio.

I have been pretty successful so far on the rehab/buy & hold philosophy so far and while I rather deal with the better tenants, I know most of my bread and butter is lower rent/section 8 tenants.

I have gotten my company on board trying to purchase the buildings next to ours to increase our property worth, so I feel like they believe in me, but it would be nice to have my own....

I just want to say I am so glad to meet Kenneth E. , this guy has been open arms and made my first ACRE meeting so successful. He has a lot of knowledge and so glad I can learn from him.

Hi,

My name is Dan and I am new to real estate investing. I moved from Columbus, OH to Pittsburgh a little over a a year ago. Found this website and hope to use it to further my knowledge. I spent 5 years in the maintenance/real estate division for a grocery store chain dealing with landlords.

I recently became a residential property manager for a local company since I moved here and currently manage around 100 properties. One of my goals is to start investing for myself.
