Dan, Ive negotiated a lot of subject to deals and have been successful by simply stating that I will be helping them rebuild their credit so they can eventually get another mortgage must faster.

I also say that I will be using a third party loan servicing company to make sure that all the payments are being made on time and will stay on top of the payments. 

Also, if you are going to be taking a property subject to, and you are going to do repairs on it, ex: 5k-15k, then why would you want to default on the payments and give the house back to the owner?

You can just say hey if worse comes to worse, you will get a renovated house back that has improved its value! :D

Im looking to mail out about 1500 postcards. I want to do a round robbin of about 600 every week or so. 

I was just looking to see if anybody had any ideas as far as designs for the postcards/letters.

I was looking to see if any of the members on this group would be able to provide me with a design template for mailing to distressed properties. 

I have a really large list and would like to know what kind of designs (postcards/flyers/letters) you all have used before to get an idea from. 

Also, any good recommendations for print houses would be greatly appreciated as well.

Im looking to expand my knowledge and strategies when it comes to creating such a consistent online presence to the point where you can also be generating leads. If there is any courses I can take that anyone may guide me to, or real estate investor online marketing gurus I can study, can you share please? 

If anyone is having success in online marketing for leads, Facebook ads, google ads, Instagram, Twitter,   can you provide resources I can go to?
